Privacy Policy

This Privacy Policy describes how Dealyzer LLC ("Dealyzer," "we," "us," or "our") collects, uses, and shares information when you use our web application at app.dealyzer.ai, our marketing site at dealyzer.ai, and the Dealyzer Chrome extension (together, the "Service").
1. Information we collect
Information you provide directly
- Account information. When you sign up, we collect your email address and a hashed password (managed by our authentication provider, Supabase).
- Deal data. Numbers and text you enter into the deal analyzer (purchase price, NOI, unit counts, addresses, assumptions, and so on).
- Waitlist signups. If you sign up for our residential or business waitlist, we collect your email address and which product category interests you.
Information the extension collects from listing pages
When the Dealyzer Chrome extension is active on supported listing sites (LoopNet, Crexi, Zillow, Redfin, BizBuySell), it reads publicly displayed listing information directly from the page you are viewing — price, address, unit count, NOI (when published), and similar fields. This information is sent to our backend API to compute a deal score. We do not collect your browsing history, pages you visit on other sites, or any data outside of the specific listing page you are viewing when the extension is used.
Information collected automatically
- Authentication cookies. Our authentication provider, Supabase, sets cookies required to keep you logged in. See our Cookie Policy for details.
- Server logs. We log basic request information (IP address, user agent, timestamp) for security and debugging. IP addresses associated with waitlist signups are hashed before storage, and raw IPs in server logs are discarded after 30 days.
2. How we use information
- To provide deal scoring, analysis, and report generation.
- To authenticate your account and keep you logged in.
- To notify you when new product categories (such as residential scoring) launch, if you signed up for a waitlist.
- To detect and prevent abuse of the Service.
- To improve the Service — for example, understanding which listing sites users analyze most often so we can improve scraper reliability.
3. How we share information
We do not sell your information. We do not share your information with third parties for marketing or advertising purposes. We share information only with the following categories of service providers, who are contractually bound to handle data on our behalf:
- Supabase — authentication, database hosting (SOC 2 Type II certified).
- Vercel — web application hosting and serverless function execution.
- Stripe (once payments launch) — payment processing. Stripe maintains its own privacy policy and handles card data directly; we never see or store your card information.
We may disclose information if required by law, subpoena, or court order, or to protect the rights, property, or safety of Dealyzer, our users, or others.
4. Data retention
We keep account and deal data for as long as your account is active. You may request deletion of your account and associated data at any time by emailing us (see section 8 below). Upon deletion, we remove your data within 30 days, except where we are required to retain records for legal or accounting purposes.
5. Your rights
Depending on your location, you may have rights under applicable privacy laws (for example, California's CCPA or the EU's GDPR). These rights may include:
- Access to the personal information we hold about you.
- Correction of inaccurate information.
- Deletion of your information.
- Objection to or restriction of certain processing.
- Data portability (a copy of your data in a machine-readable format).

6. Security
We take reasonable measures to protect your information, including encryption in transit (HTTPS), encryption at rest via our hosting providers, hashed passwords, and role-based access controls. No internet-based service is perfectly secure, and we cannot guarantee absolute security.
7. Children
The Service is not directed to children under 13, and we do not knowingly collect information from children under 13. If we learn that we have collected such information, we will delete it.

9. Changes to this Policy
We may update this Privacy Policy from time to time. Material changes will be announced via email to active users and noted at the top of this page with a new "Last updated" date. Continued use of the Service after changes take effect constitutes acceptance of the updated Policy.
